The wording is what makes it an estimate rather than a promise. Say what you found, and what would change the price: "assumes frames are sound; if not, I will confirm the extra before proceeding." Customers accept that, and it ends the argument before it starts.
Separate labour from materials so the customer can see where the money goes. Save the lines you use most and the next estimate is ninety seconds of work, sent from the driveway while you are still the person in front of them.
